Seeking Guidance in the space of Development

Hello! I am so glad that I found Bigger Pockets Forums. In just 24hrs of interacting I have learned and networked more than I have done within 3 months. I have met up with local realtors and started a few relationships with investors. 

Now that my goals are clear, I'd like to take the initial steps. I am young and new in the space, I'm sure you guys remember how hungry you were when you first started. I have been cold calling for months now striving for that first wholesale deal. Learning things like the real estate vocabulary, sales scripts/tonality/processes, KPI's, acquisitions, evaluating deals, etc. I say that to say the hustle is there.

I am currently in search of a local investor/developer to work for , FREE OF CHARGE. Eventually the money will come with me doing my own deals in the future. I want to learn the business, get hands on with some projects where I am allowed and find ways to be of value to your business.

Any advice or comments are allowed. I love hearing from experienced individuals.
