Seeking first investment property in central Oklahoma/Edmond!

Hi BP,

My partner and I have set our sights on purchasing our first investment property in the central Oklahoma/Edmond area. We have family ties to the area but live out of state.

We are seeking guidance on a few key things about the market.

1) We've done a lot of research on the area and have been scouring MLS having trouble finding opportunities that will cash flow (the golden question, we know). We were curious if anyone here had guidance on the market in terms of zip codes on the rise/or key areas developments we should take a look into?

2) Does anyone have experience with single family versus multi-family property investments in the area? Pros and cons of each.

3) Any recommendations on sourcing deals in the area that we may not be aware of? We are open to using wholesalers and are looking to get plugged in to a wholesaler, realtors in the area, etc.

We've been eyeing SFR ~3/2 in the <$250k range. Appreciate any guidance in advance. Thank you!

HI Jordan,

You can always start off by house hacking meaning you live in one UNIT or ROOM and renting out the other vacant units/rooms to offset your monthly mortgage payment.

There are several ways to run and make sure you are maximizing your rental income while keeping your living expense as low as possible. Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy. This will allow you give a reference point on how much potential rent you can receive. (Max vacated rents - your monthly mortgage payment) = +/- net cashflow.
