Have you been going to local meetups in your area to meet other people flipping locally? Have you stopped at job sites where they are doing a renovation to see if the boss was there? Those are good hacks to get better options than what you might get here, looking in a particular area.

You have the right idea though, you want to give some sweat equity first or gopher skills. Then you level up to very small JV partner after that.
