New construction home in an area going through gentrification.
Hi! I am new newbie and would love some opinions and advice, was looking at a new construction home near a major interstate close to downtown. However the intersection is known to be a high crime area with motels and gas station. The city is trying to revitalize the place and remove the motels- it will probably take multiple years. This new construction home that I am planning to buy in a big neighborhood, however the street that the house is on backups to a gas station with the gas station being about > 500ft away with about a green belt of more than 50ft in between. There have been some issues with trespassing in the backyard and car break ins and recently there was a couple of incidents or attempts of forced entry. Would you think it would be a rental further down the line, plan is to stay in it and rent it out in the future. The immediate lot behind the home is zoned for apartments, townhomes right now though it is empty now with trees. Would that cause an issue in the future?

That is a definite no. You are going to pay top dollar for new construction, but it has several anomalies that will restrict your future value. If you wait it out the whole way, you might do ok, but I would never buy residential at a premium next to a gas station. Why do you want to buy this? I see nothing in what you posted that trends positive.
