Jacksonville, Florida Springfield/Phoenix/Downtown developments
Hello! First time posting on BP. My brother and I are just starting out our real estate investment path, and are looking for our first project. I live in Jacksonville, Florida, and know that there are several areas that investors are looking to develop, specifically the Springfield/Phoenix area. I don't know much about this, but it is my understanding the City of Jacksonville puts up a lot of red tape and there are a lot of hoops to go through. I am not sure that investing in these areas is a good idea right now given my little knowledge of how the City of Jacksonville deals with these developments. I don't want to invest in something and then the City shuts down the development idea that is the whole basis for the investment. Any thoughts or insight on this would be great!

Springfield and Phoenix area is coming along nicely. I drive through the Phoenix area daily. And they just started remodeling those big warehouses right on liberty street. The Phoenix art district. I have a lot of jobs in this area. And I see a lot of other contractors and activity going on both residential and commercial.
