Just graduated; moved to a new town; looking to invest

Hello everyone, I recently moved to Lawrence, KS for work and had a few weeks to scope out the town. I have been renting during my whole college career and made some income through internships that I would like to use towards putting a downpayment on my first property. I follow some real estate investors and want to put some of the strategies I learned into play.

A little bit about me: I came to the U.S. in 2019 to study electrical engineering and always tried to learn how to better manage my personal finances. I built a Google Forms and Sheets to track my expenditure and eventually used it balance my spending habits. Currently, I bike and take the bus to work to save on expenses from owning a car, I meal-prep once a week and eat out only occasionally to save on food costs, and I strategize my regular spending to receive the maximum cashback.
