Seeking Advice: Investing $500K in Real Estate for Cash Flow in New Jersey

I'm a beginner in real estate investing and looking for some guidance on the most effective way to invest and generate cash flow, particularly in the New Jersey area where I reside. I have around $500K to invest and also have the opportunity to pool additional funds from investors, totaling approximately $1 million.

Considering the complexities and governmental regulations in New Jersey, I'm struggling to make a decision. My idea is to build a mini village with modern cabins, but I'm unsure about its demand, worthiness as an investment, and associated risks.

Here are some specifics:

  1. Investment Capital: I have $500K of my own and access to an additional $1 million from investors.
  2. Location: New Jersey, where I currently reside.
  3. Investment Goals: My primary goal is to generate cash flow through short term rental.
  4. Project Idea: I'm considering building a mini village with modern cabins.
