wholesale deal under contract - private lender to buy the deal ourselves for flip

Wholesale Deal under contract in Bryan ,tx

it is a vacant trailer on a lot both owned by the Owner

under contract for 55k

needs 10k to repair get it rented out

all together 65k to get the property and get it operational

investor next door door similar situation got the trailer and lot for 64k repairs included. just sold his trailer and his lot for 95k on the market "investor is a potential buyer and somewhat a new mentor but said we should try to get this deal and flip it ourselves!

this is me and my partners 1st deal we got 14 days to find a buyer/ or find another exit strategy.

My question is, how can me and my partner work with a private lender to get this deal closed if our buyers we made contact with are not serious about closing but we know there is money to be made in the deal!?
