Hello everyone,

I'm seeking advice on purchasing my first rental property. I've found a single-family home and plan to rent it to master's students to generate income. While I understand this venture requires active involvement, I'm excited to take on this new challenge.

I'm particularly interested in advice on securing a mortgage and developing a solid investment plan. As a newcomer to this field, I would greatly appreciate any insights or tips you can offer.

With savings of up to 80K for a downpayment, I'm feeling a mix of excitement and nervousness about making this investment for the first time.
