Wanting to purchase 1st rental but need help

I do have the ability to put at least 20% down on an investment hiome in my area. The house is right down the street from my current home but I need some advice on how much to put down on my first rental and how much to generally expect to pay in repairs. The home is only 48000 and says sold as is in description. Id also be interested in learning the best approach thats very slow, low maintenance and low risk for beginners. Any advice is greatly appreciated.w
