top things to consider to buy out of state rental properties

new to this forum and wanted to know 

1. What are the strategies to buy and manage rental properties out of state ( I am based in CA). What checklist or items should we consider before investing out of state so that it can scale well.

2. What are the top markets for good cashflow and either long term or short term rentals.

I would focus on growing relationships and building your core 4. The core 4 is essential to long-distance investing. It consists of a realtor, contractor, property manager, and a lender. Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically. There are some great opportunities in Ohio.
