Thoughts on Strategy?

Hi there Biggerpockets community,

Just wanted to drop in and say how much I've been enjoying the Biggerpockets podcast and exploring the books and posts over the past year. Living in a VHCOL city has definitely sparked my interest in exploring out-of-state investing, particularly in Orlando. It's a city I've always enjoyed visiting, and I can even see myself living there in the future. While the cost of entry might be a bit higher, I truly believe there's still plenty of potential for property appreciation.

My focus is primarily on single-family homes with a long-term hold and rental strategy in mind. I've been eyeing areas like Oviedo, Maitland, Altamonte Springs, and Winter Springs, all of which boast excellent schools and are known for being safe and family-friendly. I'm specifically looking for turnkey starter family homes with at least 3 bedrooms and 1/2 baths – the kind of place I'd happily rent out if I were starting a family there. I've already attended a few open houses in those neighborhoods during past visits and have driven around to get a feel for the area.

In terms of finances, I currently have around $250k in cash, mostly in a high-yield savings account, along with some laddered T-Bills. However, I do have about $100k in student loans at a 5.5% interest rate over a 10-year term. Fortunately, I'm lucky enough to have family members who are willing to lend me the additional funds to kickstart my investment journey. I've crunched the numbers on numerous properties ranging from $250k to $400k that meet my criteria and are listed on the MLS. Typically, I find myself cash flowing a few hundred dollars each month, with an ROI of 4-5% per year when factoring in appreciation. I'm curious to hear your thoughts on this approach and any advice you might have for someone in my situation.
