New Construction As First Investment

Excited to be here as a new investor and first post. After speaking with a very reputable agent he's suggesting new construction in Madison, AL with the builder offering a rate buy down. My questions are:
1. Is new construction a good first investment (will be an Out of State investor)

2. What do people recommend in terms of financing for a new investor with 800+ credit
