hi everyone. I listen to this podcast for a couple years now but haven't got into real estate yet. I consider myself generally savvy about finance. I'm trying to diversify my portfolio and put some $$ into real estate within the next 90 days. This is my goal.

A bit background on me. I have a diversified portfolio but its missing a real estate component. I am pre-approved for around 500k purchase price (this can vary on state but generally speaking..). 

One thing I want to do is set a solid foundation when starting real estate so that if I have another opportunity in the future (in a year or whenever), my debt ratio or type of loans i've taken on do not interfere with future real estate investments.

I'm looking to do short term rentals as its more profitable and I don't mind it being in another state + I trust myself to create a well oiled team and roll with the punches and grow. Important to note that im probably only looking to put in about 50-70k to start.
