Where to find wholesale real estate without 3rd parties

Question

Hey guys, im located in Phoenix,az and the market is so high here, I have access to MLS listings and noticed the listings are mostly if not all retail prices, i find same home prices in Zillow, im currently in the car business and the way to to find vehicles is by going to the dealer auctions and buy cars at trade in value and sell retail, to attend these auctions you need a dealer license or know someone who  does, its not a public auction, is there something similar for buying real estate.

Join FB groups and post that you are a buyer in a specified area. Specify that you are looking for wholesale, off-market deals.

Go to sheriff auctions, see what the process looks like, talk to the buyers of the auctioned house, tell them to add you to their buyers list.

Good wholesalers, realize they are providing a service and if they want longevity in the market, they wont be gouging or asking too high of an assignment fee. $5-$20K I think is range for assignment fee. If you don't want to pay that, you'll have to drive for dollars, buy marketing lists, make calls, or send mailers. You'll just as much or nearly as much through that marketing/time commitment as the fee the wholesalers charge. Which is more available to you, time or money?

Who cares, as long as the numbers make sense. All my rentals are 20% net cap or better. All at about 70% of value.

Thanks for the info, but at the end of the day you are still working with the middle man, im new to all this, how exactly do you find a wholesaler in my area, they need to make a profit, how much do they charge for getting you a good deal on a home?

Just get them from wholesalers, I can get as many as I want. I have done about 500 in my market 60% I got from wholesalers.

Driving around looking for distressed properties and then calling them after you've compiled a list

Drive around, see ugly houses (long grass, has not been fixed in 30 years), and then mail them a letter or call them on the phone. You can use propstream as well, find some deals and work them the same way
