Vacant Homes pertaining to real estate

Is there any advantages to finding a vacant home ? Does it mean deals can easily be negotiated with the owner or is it just vacant because they cant fill it with a person living there

That is prime hunting grounds for investment properties...properties that have been listed on rent sites for more than 30 days, or if you notice signs out front for an extended period of time. 

I have a buddy who picked up one of his best performing duplexes that way...noticed the 'for rent' sign in the yard for a couple weeks on his drive home from work.  He called the landlord and it was a little mom and pop self-managed operation. He made them a under market-value offer and they were happy to take it.
