How Marriage Affects Your Real Estate Goals

Hello all,

This is my first time posting on a blog so bear with me. Mainly I’m just looking for some second opinions from some individuals who have been in my current life situation or similar to. I would appreciate any feedback on what you wish you would have done different earlier in your life or just opinions on my situation.

Life overview- I’m currently 26 years old living in rural Oregon. I work for the State Police and love my job. Just due to the volatile nature of my job I am realistic enough to know having a fallback plan is necessary. So that has been what’s lead to interest in real estate investing. I currently live in a 4 bd rm 2 1/2(soon to be 3) bath house that I bought early in 2021 at 2.5 interest from a neighbor. No real estate agent and I typed up the contracts and was walked through everything by the lender(go me). Bought it at $360,000 with 0% down and it’s now valued around $420,000 ish with me investing probably 15k into the home. With about 10k left to go to invest to get it where I want it to. Currently it is multiplex 1800 sq ft with fenced back yard, deck with outdoor furniture, above ground pool accessed from deck and luxury covered hot tub with flat screen tv. Luxury covered hot tub was the old single me idea lol.

My current income is 100k with 30k car loan, $1750 mortgage, 10k on 2 credit cards mostly from furnishings for house and materials that I pay down every month. I feel like I’m pretty typical for the average adult as far as debt goes. With minimal cash on hand. 

Now to my point that this blog was titled you may have figured I met a great partner (I hope) to spend my life with. I was close to I think making the mistake of moving out of this house a little to early. I was planning on moving out in 2 months and renting it out before I had the reserve funds I believe are necessary for stress free property management. 

My girlfriend is great, she’s a accountant and is a rational, cautious and a patient person which happen to be everything I’m not. I believe she will be an amazing life partner and she doesn’t know this yet but she will also be my accountant and be responsible for keeping my life organized cause she is great at it. She also has 40 k in cash saved up which I would never plan on touching but it’s great to know it’s there if anything crazy did happen. 

My current plan is getting engaged winter of this year and getting married late next year. I have some big expenses coming up to include ring, wedding, honeymoon etc. My goal before renting this house out is now to have 25k in reserves which pans out to about 6 months of expenses for my home. So I’m just taking a wild ball park guess that it’ll take about winter of next year to be there. 

So that puts me living in this house for another year and a half. My girlfriend will be moving in here with me soon as well as another roommate so that’ll help even more with me saving money. I just will have a lot more free time cause I’m starting to run out of projects to do on my house. So I was planning on working more OT at work to fill up that extra time. The goal is $$$$MONEY$$$$

I would appreciate any advice anyone would have for me and if maybe I’m being to cautious or just thoughts in general.
