New Real estate investor/ house hack

Hello bp community, im looking to get into my first house hack/investment property. Looking to get fha loan with my partner, but waiting for our broker to get back to us to see how much we can pre qualify for. 
we have 20k to play with for a down payment, 750+ credit score, and make 100k/year combined incomes.
-should I shop around other brokers to see what’s out there or wait to know what we qualify for?

- if I want to look for off market deals will I be able to buy with an fha loan?

- any other loan types you’d recommend?

Any tips I should look out for while looking to house hack/find first rental property
