Good Evening Everyone!

My name is Howard. I live in New York near NYC (Westchester) and I am looking to get on the path to financial independence. However, prices around me are a bit high to start out. So I've been looking at more reasonably priced locales. Currently, I am looking around Delaware, Southern New Jersey, and Connecticut. Can anyone recommend areas to search for good deals??  Thank you!
