Flood areas of Cape Coral FL

Hello BP,

 I want to invest in a duplex and eventually make the move down to Florida.. I will be house hacking my first property, but first I have a major question about Cape Coral that I feel like I need more insight on. I have visited a few times and I Really like the SW SE of Cape Coral, but  would anyone happen to know since experience with this past hurricane where houses didn't flood as much and the areas where the houses didn't get hit so hard? I am thinking of trying to find a house as between veterans and Cape Coral parkway I figure that would be a safer zone to own a property from any future hurricanes. I don't want to be too north of veterans prkway. Any thoughts?

    The majority of SW and SE Cape Coral is in a flood zone. I was recently playing with FEMA's hazard layer viewer that was updated last November (See it here) and there's an area of about 4-5 square miles just south of Veteran's Parkway that's not in a flood zone. Pretty much everything else, south to Cape Coral Parkway (where you're looking) is in a flood zone. 

    In general, the older homes (60's 70's 80's vintage) near water and at lower elevations were flooded during Hurricane Ian. The riverfront neighborhoods in the Yacht Club (the oldest area of the Cape), for example, were hammered. However, the newer homes built at higher elevations fared remarkably well, or were even untouched except for blown out pool cage screens and downed fences. 

    In short, the newer the better; higher elevation, even better; no flood zone, even better!

    A few things... The west coast doesn't get hit with a lot of hurricanes. In the last 73 years we have had 8 hurricanes hit the West Coast. My understanding of interviewing residents that have lived here in Cape Coral their entire lives was that this was the first time that there was flooding. We manage about 150 units in Cape Coral (almost exclusively in the SE and SW) and only 10 units got flooded and it had NOTHING to do with the age of the property nor their proximity to water. I live on a canal right where you want to purchase, and we didn't have ANY flooding whatsoever. My house is not in a flood zone.
