What do real estate investors find valuable in a mentee?

As the title states, I am looking to discover what real estate investors (potential mentors) find valuable in a relatively inexperienced individual like myself.

I want to provide as much value as possible in all the right avenues to develop the most opportunities and relationships that I am able to.

I'd also like to physically interact with and meet these investors, so I've decided to start attending local REI Group meetings and reaching out to those I know to identify people who may be able to point me in the right direction. I'm not entirely sure if I'm going about this all correctly, but I'm absolutely more than willing to work weekends and around mornings to understand this environment.

I've compiled a quick list of what I could potentially offer investors:

- Technological support (hardware or software)

- Extremely persistent

- Willing to succeed and more willing to fail

- Willing to do manual labor

- Will work in exchange for the opportunity to learn

I am an enlisted member of the United States Air Force (VA loan eligible) beginning my 20s and will do anything to learn. If there are any resources that I should explore beyond this website or those similar or any good books to pick up, I'd love to hear about them.

All thoughts, comments, opinions, and any advice is more than welcomed and definitely encouraged!
