Approaching others to Partner/Invest

I am looking for advice on approaching others to Partner with.

I like doing the work and solving the problems but my credit is low and I don't have the funds. I am looking into a couple lenders who lend on low credit but I will need funding for the down payment, closing costs, and any repairs. 
As of now, I dont know if I should find the deal, put in an offer then ask peers if they know someone who would like to partner/invest or if I should have someone lined up and ready to send the money before I put offers in.

Any advice would be appreciated!
