How do you find partners to invest in deals

Hi,

I always hear people talking about investing with a partner on deals. This sounds like a great strategy to me since this would substantially lower my down payment in a deal. But my question is: how do you find a partner to work with? Where are the places that I can meet someone who I can potentially work with? What are some standard process or contracts needed before the partnership to make sure both parties are protected? Thanks a lot
