Hi there,

I have a tenant that has been renting for several years now, we intend to make a ADU and JDU and renovate, the property is in Los Angeles, CA , and the lease ended and is a month to month,

I want to serve a 60 days notice to the tenant to move out, is there a special form, notice you can share? Is it possible now to serve that notice?

Would appreciate any advice,

Thank you,

Check local regulations first. In some areas the notice may need to be more than 60 days and you may need to offer relocation assistance (a cash payment) to your tenant. In Seattle, where I am, the landlord must first submit an application to the City to be granted the right to terminate tenancy. The application is a 6 month process. Relocation assistance comes into play depending on the tenants’ household income…
