avenues of research

Other than realtors and realtor.com, what are good avenues for finding multifamily properties in my area that will meet the "numbers" test. I find that alot of realtors scoop up the good deals first, before they hit the MLS. I've looked at ebay, ********** but can't find deals in my area. What other places should I look or am i just being impatient?

You should get out of the house an meet people. Join your local REIA and make friends with the SUCCESSFUL investors in your area. Tell everyone you know that you're buying properties at a discount. Personal connections are the way to get the best deals. REI is not an internet business and I'd forget trying to find properties on websites.
