No savings, own a home but no equity, can’t house hack. Should I sell my current home for a duplex to house hack in order to create a savings for an investment property?

Talk to local banks and see if they'll do what mine calls a Subject To loan, where you could find a distressed property or one that just needs some work and they'll fund the purchase, closing, and rehab?
