College Town Rentals

Hey! I live in a college town and am looking to start in the rental business. My thought is then using an investment property and renting out the rooms to individuals (probably college students). Any tips, tricks, or bewares about that set-up? I feel like there's some variation as one or two or three rooms might be vacant at a time. What have you learned in placing tenants, and what sort of extra lease features/common sense did you do to keep the peace?
