New Year, New Goals: Real Estate Investment 101

Hi Bigger Pockets,

I have had an interest in getting into real estate investment for quite some time now. My partner recently closed on his first multi-family property and now that the "idea" (but no longer just an idea) is so close to home I am eager now more than ever to get my foot in the door. I am a full-time employee and juggle many other jobs but I want to make real estate investing a life-long income source. 

I am located in Midwest Illinois with plenty of opportunity and growth potential here. As I continue learning and researching, all I am asking for a bit of encouragement...a word of advise...some key takeaways...some do's and don'ts. 

I am super excited and look forward to learning and growing with you all!

Mindset is 80% of this. I have not done my 1st deal, but that is only due to my narrow approach to Real Estate.  I also work a fulltime job and various other responsibilities. Wholesale from the angle of being a wholesaler is not an interest of mine. I know this is how a lot of people start.  I am looking to get a buy and hold rental.  Looking for 1% and positive cashflow as well as some appreciation.  I have a 6 mos target to buy, so I am spending time in these forums, take advantage of free info, and learing approaches that will help make me money.  Once something peaks my interest I will move forward. Until then. Waiting for 6 mos to get my credit, cash reserves, and business fully set up. 

You can do this. Just make sure you look into the legal side of it as well
