Tips on finding investors

A little back story about me. My parents managed 210 units when I was growing up. My mom was the property manager and my dad was the maintenance manager. I grew watching this business operating from the inside out, helped clean out units and watch applications happen for years. Fast forward till now I'm a Banker who understands the market and eats, sleeps, and breaths real-estate. I just bought my personal home in Feb. 2021, and I'm now looking to buy investment properties in 2022. I don't want to use traditional banks due to the amount of time and money down needed to buy investment properties. The current problem I am having is finding good, reliable investors to invest with. I am open to all opinions and tips, thanks.
