Newbie Guidance/Funding Help- From a 3/2 to a 5/3 in ATL Im in CA

Hello BP, 

I am 2 months New to BP and this is my very first post. 

I am in need of some guidance and funding help. I did want I was advised to do and have been sharing with family and friends that I am a real estate investor. That part worked I have 3 Properties by way of family that I have FULL control of. I mean FULL in the sense of anyway the contract needs to be written up to make the deals work, it can happen. I am looking to work on the properties 1 by 1 mostly. I am currently focused on the 3bed/2bath house that I am looking to shift to a 5bed/3bath. Address: 7 Harlan Rd SW, Atlanta, GA 30311. The sale price is $80k Free and Clear the rehab is $70k the ARV is above $235k+. I'm looking for funding on the rehab since the goal is to Sale or Refi. I don't need to pay the purchase price upfront. I don't want to if I don't have to. I hear and see that investors use OPM for their projects. I'm sure my challenged credit will be and issue and I only have 1 previous house purchase which is rented now.

What is the best way to structure the contract with the seller so that I can secure funding for the Rehab with my LLC? I have full control of the contract structuring.

Should I have the contract already in the name of my LLC?

Does anyone have any funding sources that would be willing to work with a newer investor and use the property for collateral to secure their investment for the the rehab funding?

I am looking for the opportunity to capitalize on these opportunities with more than just making a little bit of money( that comes and goes) I am really excited about the experience both the difficult and the fun parts. I put difficult first purposely. This is the second step/property to the start of a different future.  Currently I work with the government as a regional manager. I am working to get to the point to where I can ask myself and my lady, should I continue with my Federal job at this point? I am not a person that dazzled by real or fake high achievers. I am focused on the path set for ME/Us. To be clear I am the biggest cheerleader for those that are successful and that have striving and/or attained their goals. This is what really drew me to BP? I see allot of people just making mind shifts and taking steps. That is what is absolutely amazing. Everything starts in the mind and to see the the out comes is where the real wealth is, them also creating some monetary wealth is whip cream and strawberries on top. My father always said your mind is where you train first- this coming from an Olympic Gold Medalist. :) Obviously I value mind training first. I just put myself in a place where I don't have the time to wait. My mind has shifted and I am taking steps like those I highly respect.

 If I can motivate anyone via cheerleading their successes no matter how small they think they may be please reach out. Positivity is part of ME. If any has any more questions that would good for me to think about please ask. If anyone can provide guidance or directions to what I need please let me know. I look forward to becoming a more active member of this awesome BP Community.
