Private Lenders & Broker Regulations
I have been a California Real Estate Broker since 1998 and have a couple of rentals myself. For the last few years I have primarily assisted another investor in researching properties for the Trustee Sales & handling the ones he wants to flip. Now he is retiring. I am looking for Private Lenders who want to earn better returns through Calif. RE flipping or holding. I was wondering if this can be done without becoming an LLC or S Corp. (I doubt if the birdogs are), and I will seek legal advice. I just want to continue the High Level of Professional Service with knowledge before I jump into this. How do those "birddogs I see at the steps handle cash from Investors? Does anyone have a sample of a written agreement these parties use? Also any thoughts on placing ads for such Investors & how to "Hold" the funds. Note: The investors I'm talking about generally don't want to attend the auctions themselves. I Much Appreciate All comments & ideas. :mrgreen:
