Presentation to the lender - demonstrating professionalism

Hello lovely people!

I've heard @Brandon Turner speak about this multiple times on the podcast, so I'm bringing it up here to hopefully get more details.  Tomorrow I'm sitting down with a rep from a local bank who does in-house loans on investment properties.  I want to demonstrate a high level of professionalism and knowledge to basically give the guy a warm, fuzzy feeling about lending to me.  In order to do so I'm working on putting together a bound presentation folder about the property I have under contract.  It will lead off with the print out of the BP property analysis calculator because that looks super slick, but after that I'm a little lost about what a lender would care to see or be impressed with.  We've spoken before and he already has my tax returns, W-2's, etc.

Does anyone have a list of things they include, or better yet an example file of one they've presented in the past?  Thank you!
