1031 STR to LTR - Bonus Depreciation

Jessica Hamilton
Posted

I have two STRs I purchased in 2022. Due to changes in my life, I'm looking to sell and 1031 into LTRs. I did bonus depreciation on both properties Will I need to worry about paying the taxes back if I 1031 into LTRs?

@Jessica Hamilton No, that is the joy of cost segregation paired with a 1031 exchange - continuing to defer taxes! And you can also do a cost segregation study on your new LTRs that you're purchasing to continue the tax deferral.
