I was making one myself but this is excellent. Would be great if you could add tax, return % on tax and a holding period (period before selling, could be forever) for the user to see what would be the best time to sell (% wise). Thank you.

Great spreadsheet! I was about halfway through developing my own when i stumbled upon this one. I've modified it slightly for my use by expanding the number of units in the "Unit Breakdown" section. I've also added a discounted cash flow section that calculates IRR and a net present value table at various rates of return. I also like Tyler's suggestion of a section on tax consequences. Overall, the existing spreadsheet is wonderful and has probably 85% of what I was planning to develop on my own. Thank you for saving me a ton of time!!!

Excellent! Since you asked... one thing you might think about adding is a section pertaining to tax consequences and return percentages after tax. I.e. NOI -Interest -Depreciation (Property value divided by 27.5, No land) =Taxable Income Income * Marginal Tax Rate =Tax Payable Total Cash Return After Tax Paid (Cash return -tax paid/cash paid) Total Return After Tax ( Total Return -Tax / Cash Outlay Total Return After Tax
