This is my spreadsheet that will analyze any deal I look at. This tool will analyze buy and hold investments or fix and flips. It will even allow you to consider both types of investment side by side if you would like. Somewhat complicated, but after playing with it for a while you'll see there's a wealth of great info! BE SURE TO READ THE INSTRUCTIONS TAB IN THE SPREADSHEET FIRST! If you feel like ranking this as 1 star, please at lease detail the reason. This will allow me to improve the spreadsheet.

This is an amazing tool! If you take a couple minutes to read the instructions tab, you should have no issues understanding its complexity. The only issue I found was lines 25-31 on the "Display - Buy & Hold" Tab. The values are pointing to incorrect cells on the "Analysis - Buy & Hold" Tab. This should be an easy fix though. Great job and thanks for sharing!!

@Brian S. Once you follow the first instructions on changing what it asks, you should be ok. It works well, I'm only looking for buy and hold but it is very thorough.

Hi, I got the following error when attempting to open: Cell references in the formula refer to the formula's result, creating a circular reference. For help with correcting a circular reference, click OK.To continue without changing the formula, click Cancel.

I just downloaded the spreadsheet and used it on a house I'm looking at now. I thought the spreadsheet was well laid out, giving the critical info. needed to analyze the property. Well done!!!

I'm sure it's a great tool and I would like to learn to use it effectively. I'm only so-so proficient at excel so maybe it's me...but I never got past step 1. Can you direct me to "file, then options" for the iterative calculations.

Just a tip, it's helpful to upload the spreadsheet with a fake deal being analyzed so others can follow the numbers throughout the spreadsheet.
