I wrote this contract to help set the terms by which a foreclosed owner would move out of a property. Mainly I was trying to avoid situations where people would move out and leave tons of junk behind which then required me to spend money on waste removal. Essentially I was offering additional time to reside in the property in return for receiving the property in clean condition after they left. With all of this said, I'd actually only recommend trying this when and if the foreclosed owner appears to be relatively sane. There are many angry and ticked off foreclosed owners who you'd actually never want to try this with. The plan of the more crazed ones is to either destroy the inside of the property or just never leave until they absolutely have to.
