Great worksheet!!! I have the same questions as Justin Dryden. Also, is it ok to manually input assumption changes next to each expense item, for example insurance and maintenance amounts, without messing up any of your formula calcs. Lastly, please double-check you formula for calculating vacancy.

First of all, love this worksheet. Thanks! My only question is under valuation; why did you include the debt service in the CAP rate, and use revenue less insurance and taxes instead of NOI for the CAP valuation?
