HOMESTYLE®:

To be used on conventional loans for both appraiser-required repairs and repairs the borrower wants done to the property. They can be utilized on second homes and investment properties. The repairs can be structural in nature or cosmetic, but they must be attached to the property and add value. The only time appliances (stove and dishwasher) may be included in the renovation is if there is a full kitchen remodel including cabinets and countertops and the appliances (stove and dishwasher) will need to be built in/attached to the property.

FHA 203K FULL:

This is a government-insured loan that allows you to buy a home that is in need of major repairs and/or renovations. The repairs can be structural and/or cosmetic in nature. The lender loans you money to buy a home and complete repairs in a single mortgage. This rehab loan offers fixed rates with only a 3.5% down payment required. The home must be your primary residence. The FHA 203K is also available for refinance transactions.

FHA 203K STREAMLINE [203K(s)]:

This is similar to the FHA 203K Full loan but is more limited in its scope. The repairs can only be cosmetic in nature and are limited to a maximum of $35,000. Because the repair costs are smaller, there is less red tape to get through, hence the “streamline” name. These loans can also be used to refinance existing mortgages and rehab homes.

EZ CONVENTIONAL:

To be used on conventional loans for both appraiser-required repairs or repairs the borrower wants to be done to the property. The repairs must be non-structural in nature (no exceptions) and they must be attached to the property and add value.

MINIMUM PROPERTY / APPRAISER / UNDERWRITER REQUIRED REPAIRS:

To be used on FHA financed loans where the appraiser or underwriter has required MPR (minimum property requirement) type repairs.

BUYER / SELLER FUNDED REPAIR ESCROW:

Can be used on an FHA or conventional loan. Can be used on a VA loan by exception only if the seller is funding the repairs. Repairs do not have to be appraiser-required but the appraisal must be subject to those repairs being completed.

WEATHER-RELATED ESCROW:

Can be used on an FHA or conventional loan. These loans can also be used on a VA loan by exception only if the seller is funding the repairs. Repairs do not have to be appraiser-required but the appraisal must be subject to those repairs being completed.

JUMBO RENOVATION LOAN:

To be used on a jumbo renovation loan for either appraiser-required repairs or repairs the borrower wants to be done to the property. The repairs must be non-structural in nature (no exceptions) and they must be attached to the property and add value.

I purchased a 3 family property using Prime Lending. Jerry was excellent and helped us receive the best loan possible. He helped us find the right strategy that worked best for our unique situation. I have recently done a cash out refinance with Jerry who I found here on BP. He was fantastic throughout the process and I have already recommended him to other investors and retail buyers I know. The appraisal and LTV is where Jerry was most incredible in this transaction. The house initially appraised at $250k but on Jerry's recommendation I sent the appraiser more realistic comps and some of the upgrades that were done. The appraisal was then adjusted to $285k. I already have quite a few loans on my other rentals so I was expecting to be limited to 70% LTV in accordance with the delayed financing exemption rules. However, the closing happened just over 6 months after purchase and Jerry was able to get me a loan at 75% LTV. So, I was expecting $175k cash back but with these two changes Jerry helped make possible, I was able to pull out nearly $210k. That is $35k that went STRAIGHT BACK INTO MY POCKET! For most of us, that is another house... I highly recommend Jerry Padilla for all of your mortgage needs. He is fantastic and I will use him again for sure!

I've worked with Jerry on 4 mortgages so far the past couple years, on not that simple cashout refinances, and Jerry was able to bring all deals to closing table successfully and good terms. He assessed our needs and recommended the perfect realtor for what we were looking for. During our mortgage approval process we had a change in employment status that could have affected our approval. Jerry was able to navigate the situation and made it so we were still able to make the deal work. Jerry was easy to get in touch with and was able to communicate issues with the approval process clearly.
