Purchased property cash and did renovations ($48500 for house and closing) ( renovations $12000) , purchased about 3 months ago I disclosed this from the start so as to avoid any waste of time or resources. If you go to LendingOne it says Minimum seasoning 3 months and delayed financing allowed... Yay!!!...my concern was the $75k min loan amount but the rep advised me that as long as I had the LLC in place and the house appraised right it would be okay. Brass taxes 1) A hard PERSONAL credit pull was done (which I have good credit but this wasn’t disclosed on the site nor by the rep) 2) it was advised to me because I hadn’t owned the property for at least 6 months this was an issue and i would have to let the property season?!?!? (Again look at the website don’t take my word for it) -Btw despite it only being three months the property was rehabbed and rented at this point and they were provided a lease and lastly 3) I was advised the loan amount I was seeking was below their minimum ( IM TOLD THIS AFTER I DISCLOSED THE AMOUNT I WAS SEEKING ON THE FRONT END and was told we could still proceed) To be fair the representative I dealt with had excellent customer service, great tone, and responsive however the misinformation led to wasted time and resources given the hard pull against my personal credit caused a drop. Full disclosure I’m not an experienced investor so I take the information on the website at face value. PLEASE DONT DO THIS. Verify verify verify during the first conversation before you commit your time or resources only to be told NO. Also, if you’re in a market where you can find deals at wholesale prices and pay cash and rehab them all cash this isn’t the lender for you. Hope this review helps and hopefully LendingOne can update their website and hopefully they can get the accuracy of their information up to the level of their customer service.

After working with numerous hard money lenders I have worked exclusively with LendingOne for the last couple years. Their customer service has been top notch and they have the lowest rates/fees of any lender I've worked with. Felix Quintana is my rep and he is always available whenever needed and has done a great job of helping me thru any issues that arise on my trickier deals.

I used LendingOne to close on a BRRRR deal on a single family rental property i have in Pennsylvania. Adam Freedman was a pleasure to work with from LendingOne and is a fantastic communicator. He asked questions about my situation, what I was seeking from financing and the property i was trying to cash out refinance. He explained the parameters of what they could do and the expected interest rate. The process was smooth and as advertised. Adam and his team responded to any questions i had during the process. In the end i was able to get a 75% of appraised value loan at 6.8% in my LLC. The fees were as expected and described. Will definitely work with Adam again in the future.

I had an excellent experience refinancing a loan with Lending One and their team. My loan officer was Adam freedman and he was great to work with. The process was fast and simple. The paperwork they required was minimal. I will definitely use them time and time again and highly recommend them to anyone seeking financing.

High raccomend it ! - Closed loan with a LOWER rate than initially quoted - Incredible 30 years fixed (where do you find it at a reasonable rate when you hit the Fennie M Freddie Mac # properties limit?) - No tax returns. If you have a rental contract that serves the mortgage you are good - 100% investor friendly

I did a cold call to ask some stupid questions. The guy treated me with the respect I didn't expect. You see, the business is new, and assets are zero. Plus, the properties I have in line, are not worth over 100k ARV. Lots of information given over the phone, and an offer to send me quality information by e-mail. I was pretty straight forward in my being new, and wanting to know "about" what to expect. The terms suggested for me were good, and I got some good information on what I need to do to better qualify. I forgot the guy's name, but will share it when he sends me the e-mail. You see, I only desire the truth, as my time is too important for me to play the loan games and wait to be told NO! I have been told NO my whole life. And that's just from the wife! HA! No worries! I will revisit this site when I speak with LendingONE again, in a couple months. I feel that I will make a deal with these guys early in 2020.

LendingOne is Hands down, the best experience I have ever had with obtaining a Mortgage. Minimal documentations, fast turn around time, competent staff! Adam Freeman was my loan officer. Adam was very experienced and very straightforward. Everything he said that was going to happens did. They never changed the terms of the loan or did anything sneaky. The appraisals came back at the correct value. Amazing! The project Coordinator Anthony Hidalgo was awesome. I had to close on a certain date that seemed extremely hard to do, but he pushed and got it done. The whole experience felt to good to be true. I will close every loan I can with LendingOne no doubt!
