About us

Dean & DeWitt Property Management is a local company focused purely on property management in St. Petersburg and surrounding communities.
That focus allows us to treat our clients with care and keep our properties close.

We are a full-service property management company that manages over 1,100 rentals in St. Petersburg, Florida and the surrounding communities. We specialize in the off-site management of small to midsize apartment communities (under 100 units) where staffing onsite employees is financially restrictive. Dean & DeWitt is a licensed contractor that has an in-house maintenance department that can handle most of a property's maintenance and repair needs quickly and efficiently while saving our clients’ money. There is no obligation to use our services, but if we believe we can save your property money compared to an outside vendor, we will.
Each property we manage is assigned a management team consisting of a lead property manager, an assistant property manager, a maintenance coordinator, and technicians. In addition, we have a separate leasing department and accounting department to support the management teams.

Horrible experience. D&D took over my rental unit a month or two into my lease on 10th Ave in St Pete. The original property manager was aware of the condition of the property when I moved in. It was an old house that was not properly maintained by the owner and required many repairs and renovations. D&D never walked into the unit when they took over and had no idea the condition that it was in when I moved in. Now that I've moved out of the unit, D&D is attempting to deduct from my security deposit the repairs that the house needed when I moved in! They are also attempting to charge me for damages caused by Hurricane Milton, which Raul Duarte and Hazel Chavez were made aware of and provided photos. Furthermore, they are attempting to charge me for a "deep cleaning", which makes no sense as I left the unit WAY cleaner than when I got it. And lastly, they returned my security deposit late, and had to send two because they messed up the first one. Just absolutely terrible all around. The original property manager that I dealt with was aware of the condition of the house when I moved in, and would never had charged me for what they are now charging me for. This will most likely end up in small claims court where I will seek to recoup the money that they are wrongfully attempting to take from me. Just an awful company run by crappy people.

Live in Boston. Looked for the best ratings on a property management company in St Petersburg to rent my condo. Went down there to see my place I was horrified and crying. This company took my money and did the worst repairs ever. I spent close to 3000. to do anything needed and gave the money willingly and I trusted they were doing the right thing. I would not or would ever recommend them. Yes Justin Dewitt refunded me close to 400.00 not even close to the money I put out. I run a company. Because someone is no longer working for you still reflects on your company. You treated me with disrespect in my book!

Nine years resident at Ship Haven. Lost everything and received NO HELP at all protecting or reclaiming my personal property. All they were interested I was offering other open locations. One week later, I was diagnosed with incurable Cancer, and couldn’t get a call back to help with anything. Greedy bunch of managers with no concern for the safety or service of their tenants. I wouldn’t recommend them to anyone!🤮🤮🤮 They returned my deposit only after I gave up my rights to access!🤮🤮🤮

I am very pleased with my experience, to date, with Dean & DeWitt. After losing my apartment and most of my belongings due to Hurricane Helene, they made the renting process quick and seamless. I was also given a break in the fees due to being displaced. When I had an issue and put in a maintenance request, it was handled the very next day. I’m so glad I found such a perfect studio apartment!

Recently Sharon and Stephen assisted me with acquiring an apartment managed by Dean and Dewitt. I can't say enough good things about them. They both answered all of my questions and made the process effortless. I would recommend both of them to anyone who is looking for a new place to live. They are both great at their jobs. Melissa Stewart Since I posted this review I had assistance with several issues from Susan, MaryEllen and Hazel. I can't say enough about their professionalism and politeness.

This property management company is an absolute joke and fraud. The conditions in my best friends place were horrendous prior to the storm. The toilet and shower are always backed up and their fire hazard of not one but two AC wall units are an absolute joke. The oven had never worked as well. After three months of living here she received an incredibly large water bill in the thousands! It took them weeks to send someone out and at that point the city had turned the water off. After a bad review they finally reached out and paid it! Over 6000 dollars. 3 months later they are threatening to evict them if she does not reimburse them. Now Hurricane Helene came through and she lost everything due to flooding. Ac is out, fridge and all the food inside. As well as the outlets and anything that plugged into the wall. She has called and messaged them multiple times and almost a week after the storm no response! The house flooded with sewage! The home is not sanitary and the tub doesn’t work! No response! My next call will be to news stations and fema to let them know if they made a claim they should come out and access the damage!! Responding to your response. That’s ridiculous. The property just sold and you notified everyone via email they had no idea. You had no problem calling her on her phone everyday to make her leave work so someone could view the property. You didn’t even leave the new owner keys to the apartment. Everything in my review is absolutely legit you switched ownership between storms. All the other issues absolutely apply. And if someone is calling and balling pick up and say that’s not our property anymore. Again, I’ve called on several occasions and so has she. You guys are the worst and unprofessional.

Dean and DeWitt are awesome! I contacted the office on a Sunday afternoon via the customer portal about a clogged kitchen sink, and Monday morning Hazel contacted me to confirm if I still had the issue. She then advised me C&W plumbing would contact me, which they did within the hour. A plumber was here within an hour as well and fixed the issue! No more clogged sink, and replaced the very old faucet too. I was very happy with the service from the office and the plumbing company 😀 Awesome!
