This experience has been deeply disappointing on multiple fronts. The company charged a $600 cleaning fee, yet the property was not professionally cleaned upon our move-in, and we were only given a $100 rent reduction. I brought this to David’s attention after a multi week “review” his decision stood firm.
Furthermore, the landlord frequently overstepped boundaries to the point of creating discomfort. This company operates in a highly predatory manner and, our experience engages in discriminatory practices. I strongly advise against any dealings with them.

This management company is the biggest rip off there is! They charged a $5000 deposit Due to my daughter, having five children. After the end of the lease when they told us what need to be done in order to get our deposit back. Return the house in better condition than we got it in. Including putting in a privacy fence and adding ceiling fans throughout the house when there were none at the end of all this, and I personally punched out a new kind of condition it was in, which was perfect they kept $4700 of the deposit . These are crooks!!!!! Dave Is the biggest crook of them all?

I was a tenant at an All County Property Management North Metro home. Compared to other management teams, these guys were a breath of fresh air. It was great in all aspects. The team was very nice, proactive, responsive and were quick to resolve any issues. To all possible tenants and owners of rentals, I cannot recommend this team enough.

AVOID. AVOID. AVOID. If I could give 0 stars I would. We experienced numerous problems at move-in: large appliance sitting in living room for several weeks, broken door and several unpainted walls etc. At move out, David Theurer emailed us he was taking a large chunk of our security deposit for a $600 cleaning fee (the house was 1800sqft, empty and cleaned prior to move out) and $200 for "above average wear and tear" (3 nails in 1 wall and 1 small area of chipped paint from a command strip). We asked to see the invoice for the $600 cleaning fee which David said he did not have one to show us. We also asked for the justification of the $200 wear and tear charge - and he also couldn't explain that. When we started asking for proof, he said he would give us some of the money back. He has not given us the money back to this day. We have an email where he admits to overcharging his clients at move out (fraud), which obviously this is all proof of. If you want your security deposit back, NEVER rent with this company. They steal money from their clients.
Update 6/11/24: David’s reply to our review below is a perfect example of how you will be treated by his management company. He does not see you as his “client” even though your rent checks will be made out to his company, he wants nothing to do with you. After several weeks of back and forth, David stopped replying to us. We called several times, left voicemails asking to speak with him and he never once called us back so we could resolve this in a timely manner. The only way we received the proper reimbursement was to file a formal complaint with the Better Business Bureau. My husband and I have lived in many cities, never have we had an experience anywhere near this. His move out charges are disproportional to any other rental company we have rented through (including Boston & New York). He was never clear with explaining the charges. His wife (Lori) who also ran the management company with him, falsely completed the move in inspection and did not correct it when we pointed out errors at move in. We reached out to speak with David's supervisor and to no surprise, he is his own supervisor which is why he gets away with treating his “not clients” as such. This company is horrible to work with. Take it from us, find another rental company to rent from.

I researched several companies before deciding to go with All County. They are run by a husband-wife duo of Dave and Lori and I really like their professionalism and thoroughness. Right from the beginning they were detailed and very transparent about operating procedure, fees and rental strategy. My home was rented in just about 4 weeks and I am very happy with the level of service. Dave and Lori are patient, professional and available to their clients. I highly recommend them,

All County has managed our residential property for the last 8 years. I know them very well and emphatically recommend them. They are organized, follow through, bring reputable contractors in for repairs, relay honest, fair advice, and just work well with folks. If you are looking for a firm to manage your property stop your search and just call them. Highly trusted, highly respected... everyone on the team is top notch. My experience could not be any better.

In evaluating four different companies, we quickly noticed two facts about All County:
1. They were extremely courteous and professional, and were not pushy at all during their walkthrough. Whereas other companies we interviewed were either too pushy, or not interested at all, Dave and his team answered our questions patiently and treated us as they might have a much larger customer (we were simply looking to rent out a single home as we were moving out of town). You typically don't know a company until you work with them over time, but at the outset, they certainly projected a comfort level and competence which made us feel good about going with them.
2. Subsequently, their level of response has been terrific. We have been customers for two years now, and not a single item has fallen through the cracks. Our biggest consideration in contracting a management company was the level of service both we and our tenants would receive. By all accounts, they have been on top of every bit of communication, maintenance concern, and even provide an incredibly thorough and detailed year-end report on the state of the property.
Overall, we have a high level of expectation regarding customer service, and All County is one of the best vendors with whom we have ever worked . Working with Dave, Lynn, Teri, and the rest of the team is a pleasure - you will be happy you went with them.

After five years of having All County manage a townhome for me while I have lived across the country, I have become exceedingly impressed with their staff and all of their services. They have kept me informed, let me know when repairs were needed, helped me select the best tenant possible each time the lease expired, and have always been available to help me with problems, decisions, and unexpected situations even on weekends. They are very trustworthy and helpful in providing contractors' bids for repairs and allowing me to choose the contractor I would like to do the work. The staff at All County are always professional, responsible, and swift to reply to phone calls or email messages. I will definitely use them again in the future if I am in need of management of property.
