We have rented two houses from the company while we complete our home.
For over $4,500 per month, I would expect much more attentive and professional service.
It’s a complete disaster to get maintenance done. It’s not our owner, because we know him. It’s the “process” in which you have to jump through to get anything done. The communication is horrible.
Don’t even get me started on the individual at the front desk… he’s incompetent, unprofessional, and is dire need of training.
Extremely unhappy, and we cannot wait to be done with this lease.

Never rent from this property management (mainlander) they dont respond properly and cause a living hell. They took 2 months to complete the drying process for water damage. First they took a month just to respond to the damage/ maintenance request tried calling hundreds of times but still never responded untill it was late. My suggestion don’t risk doing business with them.

This has been the most frustrating and unprofessional experience I've ever had with any property management. From the start, their handling of my application was full of errors, miscommunication, and outright incompetence. Despite clearly meeting the income requirements of 2.5 times the rent, they still rejected my paystubs—claiming they couldn’t verify my employment.
Here’s the kicker: I’m the owner of the company that I work for and pay myself via W-2. They never even bothered to reach out to my company to verify my employment, which I know because I would have been the one to respond. Instead of owning up to this oversight, they then asked me to provide additional documents, specifically my business tax records. I complied and requested the document from my tax preparer, but they sent their request at 4 pm, outside of business hours. Naturally, I sent the document the following day, as it takes time for anyone working normal hours (9-5) to retrieve and send sensitive financial documents.
Then, after submitting everything they asked for, they took almost 24 hours to respond, only to tell me that they had already started screening another applicant. Their excuse? The business tax document was submitted “almost 24 hours later,” as if that somehow justified their complete lack of effort in verifying my employment from the beginning. They never provided me a fair opportunity, and their mismanagement led to unnecessary delays. What makes it worse is that they had the nerve to say, “If the other applicant’s paperwork doesn’t go through, we might reach back out to you.”
This entire process has been a colossal waste of time. I clearly qualified, provided all the required documents, and they couldn’t even manage the basics of verifying employment properly. The level of incompetence is astounding, and their handling of this process shows that they do not value potential tenants' time or effort. I would never rent from this property and would highly advise anyone to stay away from this management if they want to avoid a similar ordeal.

We’ve used Mainlander as a property owner for the past 12 years and it’s been a great partnership. Sue and her team made the whole process seamless and were always there when we needed them. I would highly recommend Mainlander if you’re looking for someone to manage your property!

Wow, I hate these people. If you have a rental property "taken care of" by them, you probably know the misery all too well.
Everytime you recieve an extremely urgent email from them it is riddled with typos, names spelled wrong, inaccurate information and a new person's name signed at the end of the notice every time telling me that turnover is high. You respond immediately, but sometimes don't even get a response back at all from them.
Multiple emails later, you decide to call them. Phone tree has options listed that DON'T GO ANYWHERE. When you do finally get the person live who sent you emails THEY ALWAYS HAVE TO GET BACK TO YOU on whatever simple question you asked. They never know how to help you and now I'm back to waiting forever again.
God forbid, they bring out a maintenance tech to your property. It's clear they don't want to be there or try and help you. The amount of times the problem was "fixed" in 15 minutes, and then a week later I've had to call them back to fix it again, was a lot. The decisions that some of these maintenance techs have made have been absurd. A favorite of mine was the one who installed the biggest splash guards I have ever seen in our already cramped bathroom. They are so large that we have busted them off twice now after being tripped by them, which means they have come back to fix it.
Can't forget about the time we were charged $500 for a maintenance tech to give us new drip pans as the way to solve our electric burner issues...that were never solved. Or the time our microwave/stove vent combo was not seen to be an issue until it literally exploded and then was found to be a huge fire hazard once removed... Or the thousands of dollars they've pocketed from our overpaid security deposit when we have a new roommate move in. This place robs the tenants and the landlords whenever they possibly can. I've never been in a rental that has made me pay random maintenance bills until this place.
Every interaction I've had with this company has been dreadful. Run for the hills. These people hate their jobs and they hate you for needing questions answered about YOUR HOME. One of the most essential human needs and they can't even spell your name right.

In December 2022, I rented a property from Mainlander and signed a 12-month lease. Within 48 hours of moving in, I encountered serious issues: attempted break-ins, a basement water leak, mold in the kitchen, and a stolen vehicle. I repeatedly contacted Mainlander for three weeks, asking them to address these problems. Most of my texts, emails, and calls were ignored. Their only response was sending someone to clean the fridge, but the mold reappeared the next morning.
Realizing I couldn’t stay under these conditions and seeing no real effort to resolve the issues, I decided to move. The front page of my lease stated that breaking it would cost 1.5 times the monthly rent—standard for Portland. When I notified Mainlander, they simply told me to leave the keys on the kitchen counter.
For weeks, I tried to finalize my payment and move on. Instead, Mainlander invoked a clause buried in the lease stating they would charge me monthly until the property was rented again. Ultimately, this ordeal cost me nearly $12,000.
Potential renters, consider this as your warning: Mainlander operates more like a cash-hungry machine than a property management company. Their concern for tenants seems to vanish the moment your signature is on the lease. Should you face broken locks, leaky walls, or even outright danger, don’t expect help—you're likely on your own to endure the chaos.
Mainlander’s playbook appears designed to milk every last dollar while offering little more than silence and neglect in return.
Proceed with extreme caution, or better yet, steer clear entirely.

Don’t rent any property from them. Most of the positive reviews are from the property owners.
We rented their Summerview Dr property and since we moved in, it was some issues with appliances which they stayed the same until we moved-out. Dish machine was the cheapest model in the market and never washed dishes properly. Oven igniter ran all the time for no reason while cooking, water leaked in the backyard which I had to fix by myself, low water pressure for 6 months and I had to send them city of Tigard’s inspector letter to convince them water pressure is low(it was half of the normal house water pressure). For 2 months we couldn’t use the garage. They didn’t give us the remote and garage code.
In 3rd week of December a tree fell down to the house and broke a 5’x5’ window. As usual, nobody answered the phone. I emailed them and they sent nonprofessional vendor after 5 hours to cover it with plastic/ plywood and they left it like that for 2 months. No response to my VMs and calls. I had to email them more 20 times and the only response was we are working on it!!! After a month ignoring me, I found a vendor by myself. It took me only 15 minutes to find 3 vendors from Google and 2 of them sent their crew to provide me a quote a day after. Mainlander asked me to don’t fix the window by myself and they will contact the vendor I found. It took them another month to contact the vendor and fixed the window in February finally.
They are unprofessional, unresponsive, and they only care about the landlords. Office doesn’t answer the phone 99% of the time. If they do, either a rude man answers the phone and he would not willing to help or transfer you to the right person or your call goes to the voice mail and they won’t call you back. Email communication is weak and they won’t response until they really have too.
Don’t be surprise if they don’t renew your lease after first year. After all these dramas, they told me the owner doesn’t want to renew your lease and asked me to evacuate the house. Now they have the house on the market again for rent!!!
