I couldn't be happier with the service from PMI Elevation. From the start, their team has been fantastic, making the entire process smooth and stress-free. They came highly recommended by a friend, and I'm so glad I chose them. They helped complete minor repairs before renting out my condo, which was rented quickly and at a great rate. Their transparency and management style have given me peace of mind, knowing my property is in good hands. I've been with them for a year now and will definitely continue to use their services. Highly recommended!

I really like having PMI Elevations taking care of my property. I am miles away from my property. In the years that Jim and his staff have been my property managers, I have been worry free. If there is a problem, they will quickly work to get it resolved. For me, that means an awful lot. They have done a great job. I highly recommend them to anyone who is looking for a property manager.

Jim and his team did a great job renting my property. The amount of time from when I hired him to a signed lease was about a month. He and his team’s efforts resulted in multiple applications being submitted. What made Jim stick out above the other property managers was that he took the time to answer all my questions (I had a lot), he managed expectations well, followed through on his word, he seems like he maintains boundaries well, and seems like a stickler for following the law/ risk adverse. Overall, I am happy with this stage of the process and my choice to hire Jim as my property manager!

I was a renter at a PMI property in Centennial CO for 2 years. The house was not cleaned when we moved in. The landscaping was an absolute mess. This was thoroughly documented in our move in report. For context, I provided 180 pages of move-in reporting, each page holds around 6 pictures - so basically 800-1000 pictures of damage, dirt and other items in bad enough condition to make it worth documenting. After moving in, we legitimately found pails of animal feces in the yard and in the crawl space. Though we never reported this to PMI, we have pictures of them and simply should not have experienced this. Though it was part of the contract we signed, multiple fees associated with the rental process were a little crazy. $35 monthly in "benefit fees" meaning basically credit reporting and an HVAC filter delivered every quarter. $2-3 in fees with every monthly payment. There was also $85 for application fees, $20 for income verification, $45 yearly for pet registration, and $100 for lease processing fee. It all adds to a ridiculous set of tacked on fees for little to no benefit to the renter. To give them credit, we did request 2 appliance repairs during our time there and they were both quickly replaced within a week or so. So, credit where credit is due. We found the manager, Jim, to be very hard to contact. Unless it was submitted through their portal it was like pulling teeth to get in contact with Jim or his staff. We also had problems with maintenance people showing up to our door without notice. We complained about this to management, they agreed to give 24-hour notice in the future and yet there was still an issue until our move out. This all came to head when we moved out. We had a 60-day itemized charges return window in our lease; it took them approximately 51 days to get us list which had about $900 worth of charges. We had to then dispute these charges when PMI’s proof was word of mouth with no documentation from the supposed exchanges. Other charges were easily disputed with pictures provided during our move in. It is my belief that this was a waste of my time and approximately $5 in postage to dispute these bogus charges when these were so easily disputed and should have been caught by management. Upon receiving our dispute, Jim agreed that these charges were not our responsibility. It was around 68 days after lease expire when we got an accurate break down of their move out forms. Yet, since we used the service Rhino for our deposit, we were still responsible for paying around $550 (along with $20 in payment fees) in charges while we waited on Jim to return approximately $900 to us. It is now approaching 90 days past our lease expiration date, and we have yet to receive the $900 check in the mail. Jim has suggested that he sent out a check but provided no proof it was sent or any suggestion that it was delivered with certified mail. I asked Jim to void the previous check and send out a new one but he has not responded for multiple days.

I would be wary using this rental company. The application process seemed suspicious due to spelling errors and extra fees. The insurance coverage we thought we were paying for is actually to cover their own expenses, not to insure us. It was vague and unclear with misleading marketing, and that is the service PMI requested we use. You can look up Rhino, many people claim it’s a scam and takes advantage of tenants. Which it does. On top of that, we found working with Jim extremely difficult. We had major flooding issues after a pipe burst and ruined many of our belongings. There wasn’t adequate heat for months, with record low temperatures. They refused to do mold testing after visible mold was growing. It seemed to that they do not care about their tenants, but just wanted money. It was extremely stressful living there, and the positive views really surprised me. I would avoid at all costs, we regret renting with PMI.

We can't speak highly enough of Jim and PMI. They are transparent, helpful, professional, available, fair, and very knowledgeable about rental market. We strongly recommend them to our friends and anyone who's interested in rentals. PMI will always be the first and only management company we would employ.
