Nick and Bullseye Property Management took excellent care of our rental management needs. Nick was always easy to contact and a pleasure to work with. It was so great not having to worry about the details of renting a property!

By far the best management company I have worked with. Nick is very professional and quick to respond to any issues we may of had. Security deposit was back in less than 5 days from move out. Would recommend Bullseye to anyone looking to rent a home or have Nick and his team manage your property.

Landlord here, I want to address some issues raised in a previous review. You moved into an update home 6 years ago and only decided to move out because you bought your own home, not due to any issues with the condition of the property. The roof was promptly replaced upon being notified about it in 2021. I can provide the paid invoice and pictures as evidence. There were no reported electrical issues, but I took the initiative to upgrade the fuse box in 2023 as part of continuing updates to the home. You even acknowledged and appreciated the new AC unit I provided, which you stated to me "resulted in saving $100 on your monthly bill." I can provide the paid invoice for the installation of the new AC unit in 2022. Rents were adjusted due to the rising rental rates across Phoenix Metro over the time you lived there. Although you had the option to move out at the end of each 12 month lease term, you chose to renew and stay, as evidenced by your signature on every renewal contract. Regarding the washing machine, you purchased one on your own and used it for 3 years before moving out. Instead of taking it with you, you expected full reimbursement for the retail value from 3 years ago. I compensated you for the depreciated value and a little extra as a courtesy. After you moved out, items were left behind, which required the services of a trash out team. The costs for their services had to be paid for out of your deposit. Overall, I believe that I have consistently provided a well-maintained property and have the necessary evidence, including pictures and documentation, to support these facts. Nick and his team do an excellent job taking care of the tenants and I am happy to be a client of his over the previous 5 years.

Deposits not fully refunded. I cleaned, washed walls, removed trash, and cleared landscape as required. Landlord very lax on repairs. Some never fixed. Moved due to mold and mildew from plumbing breaks, roof leaks, electrical issues, ac, and constantly raising rent. From 1295 to 1895 plus tax over six years. Replaced washer and only partially reimbursed. Management company is not on your side. Not a healthy place to live until all drywall removed and replaced.

Nick is the consummate professional...always available no matter the time of day, and goes above and beyond to assure any issues within a property are addressed in a timely, effective and cost efficient manner. If you are a renter, Nick has your best interest in mind. If you are a property owner, he delicately balances the issues at hand, keeping your best interest in mind as well. An all around great guy, who has developed a model for business that delivers excellence on a daily basis.

My husband and I switched over to Bullseye Property Management last year, to take the stress out of managing our rental home. Nick Stratton has been amazing to work with, and stays on top of everything. We literally don't worry about anything!! If something comes up, Nick reaches out to us with the situation and guides us on how to handle it. For us, it is money well spent to not have the stress of dealing with tenants personally. We highly recommend Bullseye Property Management for your management needs.

We searched for years for the right broker/business to take over my husband's property management business, when it was time for him to retire. A number of colleagues recommended this company, locally owned and amazingly responsive. The owner, Nick Stratton, is brief and gracious, makes the most of your time, and directly supervises all the accounts. He is amazingly responsive, even answering my call at 11 pm one night when I only meant to drop a message; then he took care of the item personally and within hours. So we transferred all our properties to Bullseye and have been delighted. My husband was able to close his business and retire in peace.

Nick has been my property manager since 2016. I switched 20 units to him after watching my prior management company disrespect multiple tenants and cost me substantial lost income. Nick is far more responsive than any property manager I’ve worked with and he goes above and beyond to treat tenants fairly and communicate openly. Managing rentals is difficult as some tenants are extremely difficult to deal with. Somehow Nick manages to maintain impartiality and fairness even when tenants are being unreasonable which ultimately protects my investments. Compared with prior experiences with other management companies I can say that I will never switch away from Nick and the team at Bullseye.
