Our team of 34 local professionals handle late night resident phone calls and emergency maintenance issues, so you don’t have to interrupt your daily life. Plus, we have the knowledge, licensing, and insurance necessary to understand and comply with regulations, including Virginia tenant-landlord law, Fair Housing and evictions. Our experience saves you time and helps you avoid costly mistakes.

Whether you live around the corner or thousands of miles away, you will know what is going on with your rental property. Your password-protected online account provides notifications and access to financial statements – all in one place to keep you organized. We know what works, what rents, and how to get more from your property.

A long vacancy period, an eviction or a non-compliance issue can cost you thousands. The cost of property management is worth the price. We help property owners get market rent, avoid common mistakes and place quality residents faster. In addition, our local offices offer a variety of promises and programs, to give you the reassurance and recurring revenue you’re seeking.

My experience was exceptional!! Asia was very knowledgeable about all of the properties she managed. I asked to see a few different properties and it wasn't an issue at all! She was patient, on time, and answered any and every question that I had. This made the situation extremely easy and stress free! I would recommend RPM and Asia to anyone looking for a new place to live. It was effortless!

This has to be the worst rental company I’ve ever rented with. The way the staff has a lack of respect for renters is very disturbing. This company is nothing but predators. No one ever answers the phone like currently I’ve been waiting 20 minutes for someone to pick up the phone and when they do they have the nastiest attitudes. It’s no reason why my family was charged a whole bunch of fees after moving out and not one person in that office could provide us with pictures. Due to being hospitalized, I was unable to deep clean the oven but that shouldn’t cost $300 plus dollars.Especially when I moved in 2022 to their property, whoever supposedly cleaned didn’t do deep cleaning. The mop water was so dirty like none even cleaned prior. So why is it that you guys are charging ppl to deep when y’all aren’t deep cleaning. Just taking people’s money for no reason. On top of that we had to come out of pocket for majority damages because them and the owner never wanted to fix shyt. On top of the stupid rental benefits package that no one benefited from. We had the WORST property manager Addie she was the most disgusting person ever to deal with. Overall I wouldn’t recommend these ppl to anyone. It’s sad how this economy is trash and a company like this love to take and get over on their residents it’s sick. It’s not a coincidence that everyone is having the same complaint. You would think the owner would make some major changes but then again whoever the owner is is showing that this piss poor service is not a major concern to them.

DO NOT RENT THROUGH RPM!!! In all my years of renting I’ve never experienced such negligence from a rental company. All the other reviews about bad communication are more than accurate. Not to mention the collection of horror stories I’ve now heard from people in my own life who’ve also had the misfortune of renting through RPM. First of all, good luck getting anyone on the phone, or an email back, ever. I’ve lived in this home (or should I say, Construction Zone) since July. The house wasn’t even slightly cleaned when I moved in. I had to hire and pay for professional cleaners myself to get the layers of grime out of the bathtub and throughout the home. I don’t think anyone even did a walk through after the last tenants moved out, it was so gross. Since then, the maintenance issues have been endless and stacking up. There was a massive sewage back up into my shower that ultimately took them months to finally fix, despite THEIR OWN VENDOR telling them they needed to replace the sewage pipes ASAP. I went days without a functional bathroom (the only bathroom in the home) during that initial back up, and it was covered floor to ceiling in sewage during that entire time. I again, had to hire my own cleaners because RPM took so long to respond. They eventually compensated me for the cleaning after I complained enough, but I shouldn’t have had to complain in the first place. There was a disgusting mold growing in my kitchen cabinet because of a leaky sink pipe. They took so long to work on this issue that it caused water damage to seep into the flooring. Now that months have passed and they are finally ripping up the floor this week, they found ASBESTOS and there has been ZERO urgency to remove it safely. Someone was out to quote DAYS ago for removal and I’ve heard NOTHING from management. I’ve had my entire kitchen disconnected this entire week, meaning I have to wash dishes in the BATHROOM (unsanitary) and haven’t been able to cook my own meals all week (expensive). Not to mention the industrial air scrubbers and dehumidifiers running in the kitchen 24/7 are skyrocketing my electric bill while we wait once again for “owners approval.” This is the excuse they give constantly (if they respond at all) that they're waiting for owner of the house has to approve the cost. Even when sewage is covering your bathroom or there is asbestos exposed in the kitchen. They can’t answer any of my questions, but they can remind me that the owner of the home doesn’t care how unlivable the home is. There is no sense of urgency regardless of the level of emergency a maintenance issue is, or if it’s a potential risk to your health (fecal matter, mold, etc). This is just SOME of the problems I’ve had in 4 short months. I could write a novel. I can’t wait for them to respond to this review with their “concern” for my experience. If you all were actually concerned, you’d call me back like I’ve been asking for weeks, so don’t bother with your copy/paste BS attempt to save face. This has been an absolute nightmare and they know it. They just don’t care.

My experience with this company has been horrible. My roommates and I have had such a horrible time getting in touch with these people since before we even signed a lease. It took them over a week to get us our lease, and when we moved in the house was absolutely not up to par with what it should have been. Diondra has been the person we have been working with and her and the rest of the team are completely unresponsive, uncommunicative, and unprofessional. We had an inspection last month for auditing of the home, and we have 3 cats in the home. We were told we had to secure the cats in one room, but we didnt have to be there. This was extremely inconsiderate to us and our pets seeing as we could not lock our cats alone in a bedroom all day, especially since they ended up just not showing up and never communicating to us that they weren’t showing up. My cats were locked in a room for four hours, while my roommates switched out supervising them, because they refused to communicate. Their excuse was “things happen” and “you didnt have to be at the home” disregarding that we had to be there for our emotional support animals. Now I have called them 9 times in a row for this other inspection that they would like to do, trying to figure out what I’m supposed to be doing with my cats. We had even asked for compensation for this lack of consideration seeing as they would charge us 99 dollars if they could not access the home, but when the tenants are on the other end, then its not a problem. The lack of communication, understanding, and professionalism from this company is hell, but unfortunately I have to have a place to live.

I have rented from RPM for several years and I can honestly speak to their professionalism, hard work and care about their tenants! I will like to speak specifically about Diondra Ragland. She has shown superior levels of professionalism, knowledge about properties and the metro area, desire to know my rental needs and conscientious about making recommendations. She comes into each showing prepared and on time. She is also friendly and respectful in her interactions. It doesn’t end there, she is also helpful and responsive throughout the lease period. I highly recommend her and the entire team at RPM!
