My review is only on Lloyd Colbert not only is he helpful but very understanding. I have been a resident with RPM and have had numerous problems UNTIL I have the pleasure of getting in contact with Lloyd. Always responds to my requests and makes sure they are addressed. Hate to put the pressure on Lloyd but trying to get help from anyone else is useless so if you have a issue only deal with Lloyd, best customer service and property management I've experienced thru far.

I'm sooo happy with my new home and I have to give a shout out to Kelly Crook, she was so professional and genuine! It really did not feel like the same house buying experience that we had been told about by others. 10 out of 10!!

Finding my new house with Kelly was so much less stressful of a process than I thought it would be. Her diligence and consistent and timely communication really Helped me keep a greater sense of relief throughout the whole purchase. Definitely will stick with her the next time!

I recently had the pleasure of working with Kelly as my realtor, and I couldn't be happier with the experience. From start to finish, Kelly was professional, knowledgeable, and incredibly responsive. She took the time to understand my needs and preferences, and she went above and beyond to find the perfect home for me. Her expertise in the local market was evident, and she provided invaluable advice throughout the entire process. Kelly's dedication and hard work made the home buying experience smooth and stress-free. I highly recommend Kelly to anyone in need of a realtor!

Worst rental company in Richmond.
Been sitting here listening to hold music for 53 minutes.
No one answers the phone.
Apparently they are told to let all calls go to voicemail or let it ring until the caller hangs up.
I have had a dish washer issue for over 6 months.
I put in requests and end up just cancelling all together because it seems like they reschedule sometimes even hours before the scheduled repair just to avoid addressing the issue.
My first "meld" was put in back in August 2024. Due to how impossible Penny Ashton and Kristin make scheduling a tech to come out I cancelled.
I decided to try again now months later...same issue
Kristen will schedule a tech to come out in my preferred window and then the DAY OF, WILL RESCHEDULE FOR A LATER DATE. This has gone on for weeks now.
No one answers the phone they try to automate everything and only communicate through their "meld website" or email/ text. This property management group is easily the worst I've dealt with. They're figuring this out as they go. And play games to avoid addressing issues they are responsible for.
Let that rent be due though...you'll get emails, phone calls, letters and texts. I have left a voicemail for Penny Asston. I Have tried scheduling this meld in morning time slots and afternoon timeslots for weeks just to have them rescheduled the evening before or even the morning of.
They rescheduled for a completely random time not a time you have availability in hopes that you cancel the request/meld all together. This is Kristin Crooks' job.
NO ONE HAS EVER COME OUT FOR THE DISHWASHER ISSUE. They don't have enough techs and/or enough experience to deal with repair requests and other issues tenants have.

RPM is allergic to answering the phone or communicating in general. I have been trying for weeks now to see if they can lower my rent for this month because my fridge was not working when I moved in. I had to wait 2 1/2 weeks to get a new fridge and they hadn’t even checked before I moved in to see if it worked. On top of that, the whole “qualify for $0 security deposit” is a scan that they pull on people to get them to sign a lease. In my case, they said they “weren’t able to see if I qualified or not” and so I had to pull 1,200 dollars out of thin air in order to move in. Do not work with RPM they really, really, really suck at their jobs.
Government subsidized housing ftw.

I cannot say enough good things about GABBY S . ❤️!! she were incredibly helpful and supportive throughout the entire process. From finding us a suitable rental to assisting with move-in she was always there to lend a hand and offer guidance. Her kindness and understanding, especially with my children, made a difficult transition much easier. I am so thankful for her patience and generosity. I highly recommend , if I could give 10 starts I would !!! GABBY Swan exceeded expectations, always going the extra mile to ensure our comfort and well-being!!!!! Actually the entire team is just flabbergasting THANKS guys !

My experience was exceptional!! Asia was very knowledgeable about all of the properties she managed. I asked to see a few different properties and it wasn't an issue at all! She was patient, on time, and answered any and every question that I had. This made the situation extremely easy and stress free! I would recommend RPM and Asia to anyone looking for a new place to live. It was effortless!
