Could not recommend a better management company and the entire mid south. Foundation property management has managed the duplex that I live in for a little over 6 months. And I have lived at my rental property with my dog for about 11 years now the old company I won't get into but foundation management has treated me with nothing but respect they keep an eye on their properties they do inspections and keep you informed of any upcoming weather situations are closures they may have with suggestions on how to protect your property. I had an issue with a giant tree that was dead and threatening to fall in the house the old management company did nothing for 6 years and made the use of my backyard impossible. Foundation management company had the tree completely removed at great cost but made sure that it was safe for my emotional sport animal to be able to play in the backyard. The front driveway was replaced making it smooth and to be able to walk around the car without falling. But what most impress me is the snow and ice storm we just had January 2024 which not out my water both hot and cold and had it up and running in less than 24 hours of me having to shut the main off. It took there plumbing vendor less than 30 minutes to have me back up and running. I have been going through serious illness and did not need the extra stress I could not be more happy with the services of foundation management. In my humble opinion they are the best management company in the entire south. Keep up the good work as I'm sure you will and thank you again for getting my services back to normal so very quickly.

I had my inspection today… Mr Darren was awesome! As soon as he started talking he reassured me that the inspection was nothing to worry about and put me at ease… he listened to all my concerns about my home with a caring ear. It was a pleasure to meet him and am excited to be a new tenant of Foundation PM…

The whole process was very professional and quick! Amanda has been such a great help with everything. Making sure everything was perfect for our move in and for showing hospitality. Not like most places where you can barely get someone on the phone or to answer a simple question. Quick responses and always have resolution. I recommend leasing a home with foundation property management.

Foundation does such a great job managing my 5 rental properties in Memphis! Chris recently converted my 3 bedroom house into a 4 bedroom and he did such a great job! It looks like the additional room was always there! I'm looking forward to acquiring and renovating more properties with Chris and the rest of the Foundation Property Management team. Foundation Property Management is the BEST! They manage 5 properties for me and do an incredible job. I have purchased some recent homes and Daniel who oversees renovations has done an awesome job managing the renovations from start to finish. I live out of state and the whole team has been so helpful in getting my properties rent ready, launched and on the market in a timely manner to potential tenants. I would highly recommend them to anyone looking for a solid company to manage their rentals!

DO NOT EVER RENT FROM THIS COMPANY!!! I leased from them for two years. I reported holes in the roof and attic. Caught a raccoon in a trap and they still didn’t fix the roof. Over the course of 2 years the countertops started flaking paint. When I looked closer I realized it was marble or a marble type surface that they painted over. It was a cheap remodel!! Even the paint in the house was cheap but when I moved out they charged me $250 for new countertops and $170 for a “custom paint match and spot painting”!!! I didn’t paint the countertops OR the walls but yet I’m the one paying for it. Anyone with any sense knows that when you paint over that type of countertop it will not adhere! Besides all this no one wants to speak with you on the phone. No communication but they sure want you to pay that high rent each month. Pics to follow of the counters and roof when I moved out. Again!!! DO NOT RENT FROM THIS COMPANY!!!!! You will be sorry for sure. Edited to respond to their response….First of all my rent was way over $1000 so I’m not sure what that comment even pertains to. Second the problem I had was a cheap renovation and now you are making me pay for it!!!! $467 to be exact! Maybe you need to pick better owners if that’s the issue. Good riddance to this company.

Cockroach infested, water damaged rental with hardly any appliances included. Luckily, I was able to get my funds back and avoid signing the lease. Leasing agent couldn't personally issue the refund because they had to appear in court... probably happens with this company a lot. Emails not replied to, and voice mailbox full so you have go down in person to get help. Avoid at all costs.

Had my first inspection today with Kj Redick and he was very pleasant he answered questions made sure to let me know if I had any concerns I could let him know. He explained the process and everything it made my inspection process easier.
