I am going on my 2nd year using RPM Summit team to manage my rental property in Waynesboro. Since day 1 when I was choosing a property management company back in September 2023 their communication was very fast, transparent and prices were very competitive as well. I am so grateful that I chose them!
My manager Dustin Cason is a total star - during my year working with him he was always on top of things when we had some maintenance hiccups to keep both my tenants and my wallet happy. I am very grateful for having Dustin and a whole team at RPM Summit at my homeowner's corner!

This was my first experience choosing a Property Management company. Dustin Cason is both knowledgeable and professional. He explained the process in detail of how it works for both me as the owner and for them, as the property manager. They have an extensive process in place for screening, selecting tenants and evaluating the rental market to determine rental value. I am just starting my process with them but am pleased that both my properties have new tenants.

UPDATE 7/10/2024:
Someone from the Richmond office reached out to me and we talked along with one of the owners. It was a productive talk and they apologized for my experience with the Staunton office. They compensated me a fair amount in terms of my out-of-pocket expenses to repair the damage left behind by the tenants.
I wish the Staunton office had this level of customer service and priority to property owners.
UPDATE 4/2024:
I had hoped that over the course of the year, the manager of my property, Jill Surratt, would be able to manage my property well and offset the initial negative experience I had. Unfortunately, this was not to be. For me this company deserves 0 stars.
When I received my property back on 2/1/2024, the tenants left a mess inside the house and outside. They were doing auto repair on my driveway and left huge oil stains which permanently stained the asphalt driveway. They did not fill the oil tank like they were supposed to. They also had a dog, which according to our contract was not allowed. When I did the walkthrough with Jill she was shocked at what she saw and said she would take care of this. She never did. I had to pay out of pocket to fill the tank again, I had to pay for all the cleaning to get my house ready to sell. They returned the whole security deposit to me, but after filling the tank I had about $300 to clean everything, which was impossible.
According to the price tier I selected for my contract with RPM, I should have gotten a report of the property every 6 months including pictures. I never received these and the owner portal did not have these documents either. If RPM did their job we could have mitigated the damages. I also tried to make a claim against the renters insurance that the tenants were supposed to carry. However, Jill said there was no way for her to get that information and that the tenants already cancelled their insurance so it would not help me. If she could not provide that documentation, that meant she did not actually get proof of insurance which was required. Also it means she does not know how insurance works. I can make a claim during the rental period when the insurance should have been active even if the insurance is cancelled after the tenants move out.
Later they said they would clean the driveway. They tried to powerwash and use detergent, but it looked exactly the same. The problem with oil and asphalt is that the only way to fix it is to reseal the whole driveway to essentially hide the oil spots. I paid $500 out of pocket because RPM refused to do this.
If you use RPM, and have excellent tenants that cause no problems, you will probably be happy with RPM. But if you are like me and have bad tenants, RPM will not back you up based on my experience. Also do not get any tier aside from the lowest tier on their contract, because like me, you may not get your money's worth.
OLD REVIEW:
We went with this company due to the high ratings; however, these high ratings are not warranted in our experience. There seems to be a lack of communication between the employees at this firm. I had wanted to increase the rent and the person we were working with said that was fine. Only to find out in our first statement that the rent did not change at all. My numerous texts and emails concerning the rent increase prior to renting the place did not help to get this issue resolved...apparently it was too late to make changes. If that were the case, I should have been notified as such. Additionally, when we asked questions about the monthly statement we did not receive any information in a timely manner. Our first time renting has left a very bitter taste in our mouth. This company seems to have forgotten that their main customers are the property owners. I am not going to mention any names here because I feel the main person we've been contacting has at times been very helpful...but that doesn't offset the negative experience we've had.

I have had the most wonderful experience with this company, From my move in, all the way up till now! I plan on staying a few more years, The customer service is just so satisfying.
If something was to happen and I have to submit a maintenance ticket, they are fast to jump on it and fix the issue!
I have always called the office and Mrs Jill was quick to answer the phone, answer all the questions with no hesitation whatsoever. I highly recommend her and this company to anyone at all! I have had nothing but amazing service from anyone I have ever had to deal with. The maintenance man, Aaron knows what he’s doing and talking about for sure, it’s a rental property, so everything isn’t going to be perfect, But in my experience, it’s has been nothing but amazing! I’m 100% satisfied with everyone I have had to speak with or allow to enter my residence.
