Our Long-Term Rental Services offer flat fee pricing and a Guaranteed rent program that covers, up to $5,000 in eviction fees, $35,000 of malicious tenant damage, $15,000 of tenant theft, and up to 6 months of unpaid rents. We one week turns for maximum owners profits, move-in inspections, move-out inspections, occupied inspections, filters, pest control and high-quality marketing with Smart Lockbox showings. 
Additionally, our Mid-Term and Short-Term/Vacation Rental Services aim for a 90%+ occupancy rate. We utilize dynamic pricing to maximize revenue and employ facial recognition technology and fraud databases for guest screening to prevent fraudulent activities.  Smart Home technology, including smart locks, doorbell cameras, thermostats, and pool heat controls, enhances guest experience, security, and energy savings. Our full-time in-house reservations team responds to inquiries and processes bookings 7 days a week, and our secure websites facilitate bookings 24/7. We also monitor smoke and noise to prevent unauthorized activities such as smoking and parties in the property.

We have worked with many Property Managers on the East coast and Jeremy and Regina are by far the best! We move often for my husbands career and we have had to move to many states. No one has been more attentive to our needs, or answered our questions as quickly and thoroughly than the Porterhouse Properties team! Moving to a new town with our young family is never an easy task but having their expertise, and their extensive knowledge on the area has allowed us to sleep at night! We couldn’t be happier with our new home! They made our entire process, (even before we placed an application), seamless! Our kids are so happy we finally got them to Florida!! We couldn’t have done it without you!! Thank you!!!

I am writing to express my concerns following a recent phone call with your representative regarding a property I was interested in. During our conversation, I inquired about the pricing and quality of the property, as I found that they did not align. Unfortunately, I encountered a rather unprofessional response. The representative raised her voice and accused me of arguing simply for asking pertinent questions about the property. This experience left me feeling disrespected and undervalued as a prospective customer. Considering that your company manages the property I am interested in, I am now reconsidering my decision to rent there. If this is how prospective customers are treated, I can only imagine how current tenants may feel. I believe it is crucial for customer service representatives to engage with clients respectfully and constructively, regardless of the situation. Based on this interaction, I am hesitant to recommend your company to others. Thank you for your attention to this matter. I hope that you can address this issue to improve future interactions. I will be escalating this complaint because it felt rather discriminatory in many ways. Sincerely, KJ

Laura was very cagey with giving me information about whether important issues could be fixed, as well as who the owner was. She kept deferring to "asking the owner" when asked about anything while also refusing to let me contact them directly. When I asked if she could contact the owner on my behalf she demanded I apply and pay the application fee before she would even reach out for a simple yes or no question. It seemed like she just wanted to take my $75 before she would take my requests seriously. The main questions I had were about painting over spots that were damaged, and moldy ceilings in the garage, among others. And she refused to give me a clear answer on a single one. It's unreasonable to ask prospective tenants to pay for an application fee before telling them whether issues would be fixed before moving in. Especially when they're something as severe as moldy ceilings. She also didn't like that I used the word "mold" while on the phone with her. Saying that there needs to be "lab tests" done before they can "legally" say it's mold and proceeded to call it "mildew" instead. I've attached a picture of it below. That looks like mold to me. But regardless of the specifics, the fact that Laura felt the need to "correct" my wording makes me feel like this company is more concerned with keeping itself out of trouble than actually fixing issues. I can't imagine this would change if I paid the $75 and applied. My experience with Laura and this company makes me feel like they're more focused on taking your money and getting you to shut up than actually serving their tenants. I will never consider renting from them again.

Best property management company in Orlando, period! I have had the experience of working Jeremy and Regina and they both have been phenomenal in helping us understand market stats and helped negotiate the best contract. Property management has to be sustainable for both parties, this company and the team maintains healthy relationships with tenants and owners in helping drive precision and timeliness in delivery and contracts. Also Regina our relations manager has been absolutely amazing thru the whole journey, she is extremely sophisticated in property management and has kept us upto date with the latest pricing and trends. Regina has been 5 star 🌟 performer and definitely recommend the company to anybody looking for property management.

Jeremy Porter is the BEST! OUR HOME LOOKS AMAZING! Made me think why did I move! The angles you used in the pictures looks great! All the pictures POP! I am pleased with everything! I do not regret my choice in picking you above everyone else! I do not regret trusting your color choice! I do not regret anything! Working with PorterHouse Properties is one of the best decisions we have ever made! We moved out of state and were trying to find a property management company to rent our home. A good friend of mine introduced us to Jeremy and our concerns were over. From the start to finish, Jeremy was very professional. He gave us honest feedback and advised us how to better market our home for the right tenants. He worked quickly and tirelessly to get the property ready to be put on the market. I am a disabled with a traumatic brain injury. I walked slow with a limp and I use a walker. I just got an apartment at Orlando, FL, 32811. I met the realtor last night and signed papers. I am very excited that I found a place that is for me and my walker. Jeremy Porter is a great realtor. I am on vacation from Connecticut for the week and I was lucky to find this place. I fell in love with this walk-in shower. It will make it easy for me to take a shower.
