If your strategy involves fix and flips using the 70% ARV-rehab formula, Ryan may not be the best fit. He seems to have little patience for lower offers, even though investors need to ensure the numbers work. Instead of engaging in a discussion, he was unwilling to collaborate and preferred to pass me off to a colleague—without first having a conversation. My intention was to save him time by submitting LOIs to gauge seller interest before bringing him in to formalize the offer. He appears to specialize in turnkey rentals, so if you have different exit strategies, you may want to look elsewhere.

They won’t renew my lease due me not having time to evacuate for them to spray when it clearly states in my lease it’s my responsibility. I’m not the one experiencing issues. It’s my neighbors. I moved to Indiana by myself and they’re penalizing me for taking care of my property and being too busy to redo the process which consist of being out of the home - clearing out the home and being gone 4 hrs on my only off day.

I had an emergency and needed maintenance immediately. Wesley came out quickly and did the job very efficiently. Super grateful that everything was taken care of on such short notice!
