Isabel was very attentive and listened carefully in order to assist me. She went a step further and helped complete my request for viewing a property as my appointment was not recognized as scheduled in the system. Her professionalism has made me comfortable with working with this company.

Fist I was supposed to move in Dec/2024, so I payed the deposit to keep the place locked in and decided to wait until Jan/2025 to move in and save money. When I viewed the apartment there were no bugs in sight and Peyton told me the place would be cleaned upon move in. I pay the first month's rent on time and get the keys Jan/2025. The lease states that you have to complete an inspection upon moving, or have 10 days to report any issues which I did, they hurry up and try to send a plumber out to fix the garbage disposal while the plumber's fixing the garbage disposal water starts to leaking from the top and drip underneath from the pipe in the kitchen sink. Plumber pulls out multiple nails and screws and construction caulk out of both kitchen and bathroom drains. Peyton and Nikki claim they did an inspection before I moved in. Also, in my inspection I took pictures and a video of the bathroom sink that would not drain The bathtub is yellow absolutely disgust Nikki said she will get back to me after she views my lease after I requested a refund multiple times I haven't lived in this unit haven't been able to move in comfortably with the roaches crawling on the wall The plumbing issues and now they're telling me that I have to leave the place for 3 to 5 days for them to refinish the bathtub and keep making multiple plumbing maintenance request I requested a refund multiple times and no one responds from upper management. Horrible communication, Roaches, disgusting place upon arrival, paint all over the floors, screen door hanging off doesn't close. I've never known of moving into a place with a yellow bathtub and have to make multiple maintenance request within the first 10 days of moving in. VERY UNPROFESSIONAL AND UFAIR PROPERTY MANAGEMENT

Don’t rent with this company! The house had a gas leak when I moved in and it took several months to get a functioning range so I could even prepare meals. There was very minimal compensation for this huge inconvenience. The fence fell down during a windstorm and took forever to get repaired. My neighbor tried to work with them to share the cost of replacing the fence and they wouldn’t communicate with her or put her in touch with the property owner. The fireplace has never worked and no efforts was made to repair it. I’ve been charged for multiple repairs without any communication as to why it was my responsibility vs routine maintenance. Over a month and a half ago I was told a charge would be removed from my account and this still has not happened. Atlas charges service fees for every little thing (rent, utilities, etc). When questions or concerns come up, it’s extremely difficult to get ahold of the property manager and follow-up questions are frequently left unanswered.

Maria Lopez was very helpful when I was having trouble with a lock box to view a home. She answered my questions quickly and was really friendly! Would definitely recommend Atlas to anyone looking to rent :)

Worst property management company I have ever had the displeasure of dealing with, and I have dealt with some bad ones. As others have stated, they have zero communication and take forever to resolve any real issues but are more than happy to request frequent “annual” property inspections. The repairmen they contract have even explicitly told us that Atlas isnt willing to pay for actual repairs and so they tend to do the most rudimentary of fixes. EX: A panel that covers the water valves for the house was in need of repair, so they boarded it shut and made it completely inaccessible, which, to my rudimentary knowledge, is illegal because you are supposed to be able to access them at any time. Guess we arent winterizing the house anymore. We moved in with an unkempt lawn that was overgrown with weeds and have been sent numerous threats of being fined for it not being resolved, despite it being a pre-existing problem. When asked for the HOA regulations for the area we were told “you dont need them.” The only positive aspect of their entire operation are the employees you reach when calling their main office. They are the only ones who will actually listen to what you have to say and make sure your property managers actually do their jobs, even going to the property managers bosses and having them take care of it. If you want anything done, you call the office, dont use their ridiculous support channels because they will either ignore it or screw things up. To say nothing of their mandated use of their 3rd party utility management company. We are charged to use this service every month and are frequently charged multiple months late, multiple months at a time, overcharged or given virtually no heads up when our bills are due, since the dates change EVERY SINGLE MONTH. Speaking of property managers, we go through them like candy. Every other month it seems someone new is in charge of making our lives miserable. Andy Hoss seems to have held onto the position for the longest, which makes sense since it seems as if being a non-responsive/passive aggressive pain is a job requirement. Edit:Forgot to mention their “loyalty program.” We hit a multiyear renter milestone that we were told would give us a month free but when asked about it, they instead tried to play it off as “help” towards purchasing one of their crappy homes. Upon rechecking the lease, I did not see what I had been told, so shame on me for falling for that. Beware of slimy marketing techniques.

So far, my experience with Atlas Real Estate has been great, and a big part of that is thanks to Peyton! They’ve been super helpful, quick to respond, and made the whole process of getting everything set up really easy for us. I’ve felt supported every step of the way, and it’s been a smooth experience overall. Definitely recommend!

This place has the worst communication and customer service I’ve EVER experienced with housing. We have had countless issues and no one gets back to us. Let’s start with this massive hole in our bathroom ceiling? A maintenance person finally came and just left our ceiling and bathroom drawer broken like this. Also we pay $40 a month for furnace filters and we didn’t even have a furnace filter?? It took over 6 months to finally have one installed and it makes no sense as to why we have to pay a monthly fee for one. Our kitchen sink is now not working and nobody is getting back to us and we have reached out multiple times. We are at the driftwood location in Boulder and I would never recommend this to anyone looking for housing .

Its been 12 days since my lower level toilet started spewing raw sewage. More than 6 work days total have passed with no work being done in my unit. Today 12 days later there's still raw sewage blurping out of the lower lines. Since the initial emergency maintenance requested Atlas has conducted 2 in person inspections. Do not rent from these people.
